Listing Services

We handle the administrative and compliance side of your listing, from document preparation and signatures to MLS entry and file setup. This service ensures your listings launch efficiently, accurately, and fully compliant—without pulling you away from prospecting or negotiations.

Listing Services Description

  • Create the file in your Broker Compliance Platform and upload documents

  • Send TC intro email to the Seller (we will ask for utility info, survey, and HOA docs)

  • Pull tax records and legal description from the property appraiser

  • Send Listing Agreement, Disclosures and Office Documents to sellers for signatures

  • Schedule professional photos (if you want us to do this)

  • Confirm that Listing Agreement and all other forms are signed and uploaded to compliance

  • Enter listing into the MLS (if you want us to do this) as a draft. We will upload the photos and all supplemental forms. You will ultimately publish when it is ready to go

  • Set up showing time instructions

  • **Extra: we will fill out and send all listing forms on your behalf (listing Agreement, Disclosures, Brokerage Compliance forms, etc.)**

Transaction Coordination

We manage every detail from contract to close, including deadlines, compliance, communication, and coordination with title, lenders, and vendors. Our proactive systems-driven approach protects your time, reduces risk, and ensures a seamless experience for you and your clients.

Transaction Coordination Description

  • Review paperwork for completeness (signatures, dates, addendums, etc.)

  • Open transaction with title/ attorney

  • Introduce myself as your personal Transaction Manager and liaise between all parties on your behalf

  • Enter all of the contacts, appropriate dates, and documents into our transaction management software to maintain organization

  • Act as the primary point of contact for your clients to address any and all questions throughout the transaction

  • Distribute copies of the contract to all relevant parties.

  • Facilitate and verify the deposit of the Earnest Money

  • Monitor contingency deadlines and provide a demand notice to the other party if timing is missed

  • Ensure the lender is on track with times/deadlines

  • Consistently check in with title and other third parties to ensure everything is running smoothly and efficiently towards the decided closing date.

  • Provide weekly/daily updates to you

  • Coordinate inspections, repairs, appraisals and other necessary appointments throughout the transaction.

  • Assist you in managing any issues that arise with buyers, paperwork or outside parties.*

  • Document all communications with and among parties involved with the transaction.

  • Audit the transaction file prior to the close of escrow to ensure all paperwork is complete.

  • Provide necessary referrals to the client to assist in the moving process. (cleaners, movers, painters, landscape, etc.)

We prepare buyer offers and counteroffers with precision and attention to detail, ensuring documents are complete and ready for execution. This service saves time during fast-moving negotiations while maintaining accuracy and professionalism, all while you are on the go.
